Experts help set the stage for a home sale

The weak real estate market over the past couple of years has been good news for buyers, and has forced sellers and their agents to work that much harder to win sales. The art of home staging has come to the forefront as a tool to help sellers show off their homes’ best sides.
This month, agents Julie Lopez and Jane Elliott of Prudential Carolinas Realty called in members of the Charlotte regional chapter of the International Association of Home Staging Professionals to help generate new interest in a unique three-bedroom, 2,985-square-foot home at 375 Pine Road in Davidson.
The home will be open for a preview on Wednesday, March 23, from 11 a.m. to 1 p.m.
The home had been on the market for a while. With the market in a lull, the price has come down from $675,000 to $529,000. The homeowners had moved out last June, and the house was vacant. The sellers’ agents decided to pull out all the stops, so they called Maria Tobin, president of the Charlotte home-staging group.
“We thought bringing all in hands in made sense,” Ms. Tobin said the other day as movers unloaded furniture, artwork, and other items at the empty home. “This is a collaborative effort.”
Built in 1998, the Pine Road house has a modern kitchen that opens into a large living room. That room has a wall of windows and a door that opens onto a deck facing the woods behind. Its three bedrooms include two upstairs and a master suite downstairs with a large, accessible bathroom.
The stagers brought in favorite pieces that fit the layout of the home – comfortable couches, and colorful and simple artwork. They added a few artful accent pieces – a vase of exotically curving branches here, a oversized clock there, potted herbs on the kitchen windowsill.
At its best, home staging can put the key selling points of a home in the spotlight, and turn the focus away from features that may be a sticking point for some buyers, Ms. Tobin said.
“The goal of staging is to give a purpose to each room, to show how a family could live here,” she said.
“We’re literally setting the stage for people when the come in the door to imagine themselves here.”
