Davidson Commons East revisions

Revisions would add two commercial buildings and athletic fields at the proposed Davidson Commons East site.

The Davidson Planning Board meets next Monday, Oct. 25, with an agenda that includes a public session on a proposal to change the use at Davidson Commons East, a mixed-use project off Griffith Street near Community School of Davidson. The meeting begins at 7 p.m. at Town Hall, 216 S. Main St.

DELETE RESIDENTIAL, ADD COMMERCIAL

Developers Martin Kerr and Robert Tremblay are requesting a change in use for a portion of Davidson Commons East, from residential to commercial. The change would cover Parcel II of the 6.4-acre site on Davidson Gateway Drive, behind the Community School of Davidson and Harris Teeter.

The master plan for the entire Davidson Commons project – including what is now the Community School of Davidson – was first approved in 2004, and revised in 2007. The original plan called for a series of residential units along the east side of Davidson Gateway Drive.

Because of the slump in the housing market and increasing demand for commercial space, the developers are requesting a new and “substantial” revision: eliminating all residential units, and adding two new buildings, both with up to 20,400 square feet of mixed-use space. The buildings would be two to three stories. The revised plan also calls for athletic fields at the east side of the site.

The Davidson Planning Staff in its report on the proposal is recommending approval of the revisions, with conditions. Those include adhering to previous conditions requiring sidewalks on the site, providing open space, and paying for a footbridge over a creek at the northeast corner of the site. The staff report also proposes requiring on-street parking on both sides of Davidson Gateway Drive, inclusion of on-site park facilities, and construction of an urban plaza that would be approved by the planning staff in the future. The developers are scheduled to give a presentation of the revised plan, after which the Planning Board will receive comments and questions from the public.
