Development to begin at Davidson Commons East

Local developer and builder Martin Kerr plans to begin site work within the next few months on a commercial and residential development called Davidson Commons East, off Griffith Street near the Harris Teeter. The mixed-use project will include two commercial/residential buildings near the Children’s Community School with ground-floor office/retail spaces and upper floor condos.
The project continues the mixed-use development of the area around I-77 Exit 30, which is the fastest growing part of Davidson.
Mr. Kerr’s Martin Kerr and Associates is the developer. He also owns Flat Creek Construction, which will build the project. Cole, Jenest & Stone is handling land planning and engineering. Davidson’s Robert Tremblay, who developed The Brownstones and Townhomes at Harbour Place, across Griffith Street, will develop another 16 single-family homes at Davidson Commons East in the future.

Davidson Commons East, a mixed use commercial and residential development, is now underway at Exit 30 in Davidson, reports Martin Kerr of Martin Kerr & Associates, LLC.
Davidson Commons East includes two approximately 20,000 square foot mixed commercial/residential buildings on Griffith Street next to the Children’s Community School. Building One will feature first floor office space, with 12 residential condominiums on the second and third floors. Building Two will have office space on the first and second floors, with six condominium homes on the third floor.
“The commercial units can function as retail or office space with prices starting at $195,000”, says Kerr. The two bedroom, two bath residential homes begin in the upper $170,000’s. They are designed as classic English “flats”, on one level. Granite countertops and hardwoods will be featured along with exterior balconies in most floor plans. “For added convenience, both buildings will be served by elevators”, he adds.
Davidson Commons East is part of the mixed use development at Exit 30. The Town of Davidson created a master plan that preserves architectural and cultural features of this traditional college town, while incorporating a new “Main Street” that provides accessible services for Davidson and the Lake Norman community. The neighborhood is anchored by a new Harris Teeter, Hilton Homewood Suites, Harbour Place, and a proposed Sheraton Convention Center.
Amenities include quick access to I-77, the four acre Harbour Place Park and the 10 acre nature preserve on Lake Davidson, Aquesta bank, Starbucks (inside Harris Teeter) and several new restaurants. Adding to the vibrancy of this neighborhood are the Children’s Community School, and the Davidson Day School. Davidson College is within walking distance, offering an on-going schedule of cultural and athletic events.
“Exit 30 and the Harbour Place neighborhood in Davidson, offer a unique residential address for buyers seeking the lake lifestyle” says Emma Littlejohn, President of The Littlejohn Group, who researched the area as part of the project market study. “The Davidson Commons Condominiums compliment the new townhomes and area residential which have been very well received”.
Commercial sales will be handled by Tom McMahon and Paul Aiken of Sperry Van Ness. Martin Kerr and Associates will initially handle sales of the residential condominiums.
Flat Creek Construction, Inc., also operated by Martin Kerr, will serve as builder and general contractor. The project is in the final stages of plan approval, he notes. Site work will begin within the next few months. Other members of the development team include Cole, Jenest and Stone for land planning and engineering, and The Wilson Group Architects.
A future phase of Davidson Commons East will include 16 single family homes to be developed by a related team led by Robert Tremblay of RLT Development, LLC.

It’s good to see a true residential/business mixed use development. It would be better to see rental apartments instead of condos, however. Will Davidson be closed to all the young persons/couples who won’t be able to afford the large down payments that the new mortgages will require?
I lived in apartments for ten years before I had saved enough for the 25-30% down payment required to buy a home in the 1980s. I’m glad I was never tempted by no/low down payments and toxic ARMS that are ruining so many families today.
There are very few apartments available in Davidson. Given recent events, it is becoming evident that pushing home ownership and mortgages on people not yet ready for that responsibility was a disastrous idea.
I hope developers and planners will consider more affordable apartments that allow a more economically diverse population to live in and contribute to a richer community life, without the fear of losing everything in a risky mortgage deal.
